How We Purchase Properties and What You Should Know Before We Talk

We have noticed that most property buyers make a point of not explaining how they work. We think that is exactly backwards. If you are considering selling your property to us, you deserve to understand our process completely, who may be involved, what we might do with your property after closing, and what every step looks like before you commit to anything.

This is that explanation.

We are direct property buyers, and sometimes more than that

Casmiran is a direct real estate acquisition company. In most transactions we purchase your property directly for cash and close through a licensed title company. That is the most common version of what we do.

But depending on your property and your situation, there are other paths we may take. And we want to be clear about all of them before you make any decision.

We may assign your contract to a capital or financing partner

When you sign a purchase agreement with Casmiran, you are entering into a contract with us. In some cases we may assign that contract, meaning the right to purchase your property. To one of our capital partners, financing partners, or affiliated investors who will close on your property in our place.

What this means for you: the price you agreed to does not change. Your close date does not change. The title company handling the transaction does not change. The only thing that changes is the entity whose name appears on the closing documents as the buyer.

Our partners or team members may walk your property

Before or after a purchase agreement is signed, we may send a team member, business partner, capital partner, or inspector to walk your property. The purpose of these visits:

  • To verify the property condition matches what was described.
  • To allow a financing partner to conduct their own due diligence.
  • To assess repair scope before making or confirming an offer.
  • To satisfy title or lender requirements in some transactions.

We may list your property on the MLS

In some situations. Particularly when a seller's price expectation is above what a direct cash offer can support. We may discuss a listed sale as an alternative. If you and Casmiran agree to pursue a listed sale, your property may be placed on the Multiple Listing Service (MLS) and marketed to traditional buyers and agents.

Key facts about listed sales through Casmiran:

  • We represent you as the seller.
  • The price we agree on is the price you receive. Our transaction fees are structured on the buyer side of the closing.
  • A listing agreement would be signed by all parties on the deed before any listing occurs.
  • The minimum timeline for a listed sale is approximately 90 days from listing to close.

We intend to profit from the transaction

This is the part most buyers skip. We do not.

Casmiran is a business. When we purchase your property, directly or through an assignment. We intend to earn a profit. That profit may come from reselling the property after renovation, assigning the contract to a partner for a fee, holding the property as a rental, or listing and selling at market value.

Our profit does not come from your pocket. It comes from the difference between what we pay you and what we do with the property afterward. We believe in being clear about this because it is how every cash buyer and real estate investor operates. Most just do not say it plainly.

Your rights in every transaction

Before any purchase agreement is signed:

After a purchase agreement is signed:

  • You will know who is closing on your property before closing day.

Every Casmiran transaction closes through a licensed title company in your state. The title company is a neutral third party whose job is to protect both sides of the transaction. The deed transfer and fund disbursement happen through them. Not through us.
